The Florence Residences is within walking distance to both Kovan MRT and also Hougang MRT stations. If you are familiar with Kovan, you would immediately recognise the huge plot of private landed residential enclave near the MRT station. Standing tall at 18 storeys, Florence Residences overlooks a wide area of this landed enclave. One will expect unblocked and breezy units for certain blocks and stacks in the development. Kovan and Hougang belongs to one of the matured estates in Singapore and amenities will be aplenty. From heartland coffeeshop food to air-conditioned restaurants to hip and trendy cafes, Kovan has them all. There has been numerous property new launches in the Serangoon and Kovan vicinity in the past few years. Prices of new private property in this area has been on the uptick since. Stars of Kovan and Forest Woods broke the $1,600psf barrier and the more recently launched The Garden Residences and Affinity @ Serangoon both saw the $1,700psf mark broken. Florence Regency the former HUDC’s collective sale price is estimated to be around $842psf per plot ratio after factoring costs added to the developer Logan Property Holdings which is a relatively reasonable price and therefore we can see them selling at an attractive average price range of $1,3xxpsf.

Layout of the blocks are also a good distance from one another and buyers can expect breezy units and some with magnificant views of the surrounding landed area. There are also the smart home features which are beginning to be a commonplace for new condominiums but one feature stands out to me which is the visitor registration system. Homeowners can pre-register their visitors and the system will send an email with a QR code which they can later just scan and validate at the visitor’s gate and proceed into the compound conveniently. For visitors who are driving in, homeowners can register the visitor’s car license plates into the system and when they arrive they can seamlessly drive into the compound through the condominium’s car license plate recognition system. Selling at an average of $1,3xxpsf, this condominium is in my opininon attractively and competitively priced to sell.
